That's what I was thinking. Also, since this 'parcel' is not your primary residence, there is also probably an additional, 'non-residency tax', 'invenstment property' tax, maintenance fees, water & sewer charges as well with a 'multi-use' surcharge. There maybe more taxes depending on your zoning too. LOL Let us not forget the school tax, etc. :eek:

So, who pays for the taxes? The company will pay the taxes forever? Hmmm... I would pass, since I don't know what the future legalities will be. It may affect my ability to purchase homes in the future, who knows.
 
This may be free and thats a great little hitch. But it would be really hard to retire or even improve 1 square inch of land. This is actually a great way to make money. Someone is really smart. There are over 6,000,000 square inches per acre. If you can get just 15% of the people that get free 1 inch parcels to buy the $3.95 hard copy deed that costs 15 cents to print thats over 3.5 million dollars an acre. Try selling an acre of land you can never use for that much.

This isnt like buying a house. American Acres holds the title to the property. You are getting an inch of land from them as a novelty. Yes that inch is your in theory, but you can never use it. Hence American Acres still technicaly owns the land and is responsible for the taxes. If they strike oil, you are out of luck. The inch is still yours but all the oil is thiers.

You can actually own more than a single inch apparently. I signed up for several inches so that way I can at least stand on my property! :tongue:

Lucky you. You never know. If a developer want to build in the area and your land just happen to be included in the plan. You can hold off their plan until they are willing to pay you 'big bucks' ;)
 
Yes and just think say a big walmart comes and builds and they forget to ask you with your little square inch of land with the $3.95 deed wooohhoooooo that could cost some big time bucks....I think if we all get together with our land I betcha we own a swamp somewheres. LOL...

You have to allow people to pass over your land, it says in the FAQ.

Also you cannot stop developers from developing the land, and you would not make any money from Wal-Mart even if they were to build (Wal-Mart would never build on these land lots, they are too small, Wal-Mart needs many many acres to build). Also it says the only thing they will ever build is a PUBLIC PARK or some type of public use area.

Dont buy a deed for $4, it is useless, the State and County would have no record you own part of this land. It is basically just for show like they say.

Sounds like the only thing you can do is visit the land. You cannot occypy it, build on it, make improvments, etc.

What can I do with it?

Is this legal?
Yes. According to the Securities and Exchange Commission (SEC) the deeds are not intended for investment purposes and cannot be sold by owners for profit. They are novelty items and intended as such.

Is the land registered with the state (or states) in which I own land?
This is a “non-recordable” deed although ownership records are being maintained by American Acres, Inc. You will remain as a registered land owner on American Acres, Inc.'s "Property Listings…and not on the state’s records since American Acres, Inc. holds title to each of the master properties (an acre more-or-less in all 50 states).

What responsibilities, financial or otherwise do I have?
American Acres, Inc. is the managing agent of the property and will be responsible for all real estate taxes on the property and for complying with any and all local regulations.

How many square inches are in the entire property?
Their are 6, 272,640 square inches to an acre and American Acres will not issue more deeds than there is land per single acre owned.

My 12 year old son did this yesterday and now owns a piece of land in Hawaii. I didn't know kids could own land. Hmm. :hmm: I wonder if he could get a Legal Land Deed for it or not? Well now we have that vacation property we've always wanted. LOL
